Orca vocalizations aside, the real action this week is in the numbers. I ran the stats on Ballard and Green Lake, and the market's telling a quieter, steadier story than you'd expect. Here's what's actually happening out there.
Leases are expiring soon, and decisions have to be made.
By the numbers
Field report: Ballard and Green Lake stats
Walked ballard and green lake this week and the board is busy. Right now there are 520 active listings and 178 pending, plus 92 new ones landed in the last seven days. Sellers are feeling it too, 47 price cuts went out across the board in that same week.
On the house side, 273 sold in the last 90 days at a median of $1,045,000, typically gone in 7 days. 32% went over asking, 36% under. Compared with a year ago, that's fewer sales and prices down 2.8%, but homes are moving faster. Compared with three years back, more sales, prices up 6.6%, though it's taking a bit longer to close now.
Townhomes tell a slower story. 151 sold in 90 days, median $759,000, sitting 21 days before going under contract. Only 9% sold over asking, 42% under. That's fewer sales and lower prices than both a year ago and three years ago, and it's taking longer each time you look back.
Bottom line, houses are holding their ground better than townhomes right now in this corner of the map.
